SERVICES

What EverGuard does on each visit : and between visits

Home watch is the core service. Around it, EverGuard handles the regular upkeep that keeps a home looked-after, compliant, and less likely to develop a costly problem while no one is there every day.

Home watch visits

Scheduled interior and exterior visual checks of unoccupied or vacant homes. Heating, plumbing, windows and doors, signs of leaks or damage, mail and flyers, and general condition are checked on each visit.

You receive a timestamped, photo-logged visit report after every visit : so you have a clear record of when the home was checked and what was found.

Insurance-compliance visits

Regular documented checks for snowbirds and for vacant homes, scheduled to match the check frequency your own policy requires. The visit log is the proof you can show your insurer. See the Insurance section below for how this works.

Senior home-safety checks

A regular safety scan of the home : tripping hazards, lighting, smoke and carbon monoxide detectors, and access : with issues flagged to the senior or to their family.

This is a visual safety check only. It is not personal care and not a licensed home inspection.

Lawn care & snow clearing

Seasonal lawn care in spring and summer, and snow clearing in winter, so the home continues to look occupied and cared for.

Edmonton-area bylaws expect sidewalks to be cleared, and owners can face fines or city clearing costs if they are not. Regular clearing helps you stay on the right side of those rules while you are away.

General maintenance & handyman tasks

Small, practical jobs around the home : the kind of tasks that pile up when a home is empty or when getting up a ladder is no longer a good idea. If an issue needs a licensed trade, EverGuard can coordinate it (see below).

One-off visits & emergency call-outs

Not every need fits a monthly agreement. One-off checks : before you leave, after a storm, or when you just need eyes on the home : and emergency call-outs are available alongside regular agreements.

Trade coordination

When a visit turns up something bigger : a plumbing, heating, electrical, or roofing issue : EverGuard can arrange and oversee licensed trades on your behalf, and keep you updated with photos and reports while the work is done.

Monthly service agreements are the core offer

A set schedule, the same checks each visit, and a report every time : so you are not arranging help week by week. One-off, emergency, and coordination work sits alongside the agreement when you need it.

WHO WE HELP

Five situations, one need: someone local you can rely on

Most clients come to EverGuard for the same reason : the home still needs looking after, even when the owner cannot be there, or cannot manage everything alone.

01 : Away for winter

Snowbirds heading south

You are away for weeks or months. Your policy still expects the home to be checked regularly while you are gone.

  • Visits on the schedule your insurer requires
  • Photo report after every visit
  • Snow clearing while you are away
02 : Staying at home

Seniors aging in place : and their families

For seniors who want to stay in their own home, and for adult children or family members who cannot always be there in person.

  • Regular home-safety scans
  • Issues flagged promptly to family
  • Help with upkeep and small tasks
03 : Between uses

Investors & short-term rental owners

Properties that sit vacant between tenants, guests, or uses still need checks, upkeep, and a record that the home was looked in on.

  • Checks between occupancies
  • Lawn and snow kept up
  • Problems caught early, not at move-in
04 : Vacant listings

Real estate agents with vacant listings

A listing that sits vacant still needs to present well, stay secure, and meet the seller’s insurance conditions until it sells.

  • Documented visits for the file
  • Exterior kept tidy and cleared
  • Issues reported the same day
05 : Away for work

Workers whose jobs take them out of town

If your work keeps you away for days, weeks, or sometimes months at a time, your home still needs looking after while you are gone.

  • Documented checks on a set schedule
  • Photo report after every visit
  • Lawn and snow kept up while you are away

INSURANCE & YOUR POLICY

Why documented checks matter when a home is empty

Most Alberta home insurance policies require regular, documented checks while a home is unoccupied : commonly every 48-72 hours during the heating season. If a pipe bursts or the heat fails and no one has checked, a claim can be denied. The timestamped visit log is the proof for the insurer that the home was being checked as required.

“Unoccupied”

The home is furnished and the owner intends to return : the typical snowbird situation. You are away, but this is still your home. Most policies allow this, provided the required checks are done and can be shown.

“Vacant”

The occupants have moved out and there is no intention to return : for example, a home listed for sale after a move, or an estate property. Vacant is a different status from unoccupied, and it often carries different, narrower coverage.

◷ Interval

The 48-72 hour pattern

During the heating season, many policies expect a competent person to check the home every 48 to 72 hours. Your own policy wording sets the exact interval : EverGuard schedules visits to match what your policy says, not a generic timetable.

30 Days

After about 30 days vacant

After about 30 consecutive days vacant, coverage can stop unless a vacancy permit is arranged with the insurer. Even with a permit, coverage typically still excludes vandalism and water damage. Tell your insurer the home is vacant : do not assume the standard policy still applies.

24h Heating

When water stays on for heat

If water stays on to feed a boiler or radiant heat system, some policies require checks every 24 hours. This is one of the details to confirm with your insurer at intake, because it changes the visit schedule.

▣ Proof

The report is the record

After every visit you receive a timestamped, photo-logged report. Kept together, those reports form the visit log : a dated record of who checked the home, when, and what condition it was in.

Please read : general information only. This section is general information, not insurance advice. Every policy is different, and your own policy wording governs. Documented visits support your compliance with your policy conditions, but they do not guarantee a claim will be paid : your insurer decides claims. Confirm your required check frequency, vacancy rules, and any permit you need directly with your insurer or broker before you travel or list the home.

HOW IT WORKS

From first call to every visit report, in four steps

The process starts with your policy, not with a sales package. The schedule is built around what your insurer actually requires for your home.

1

Intake : confirm your policy

You confirm your own insurer’s required check frequency from your policy : how often checks are needed, and any vacancy or heating-season conditions. Bring that wording to the intake conversation.

2

Schedule is set to match

A visit schedule is set to match those requirements, along with any lawn, snow, or maintenance work you want included in your monthly service agreement.

3

Every visit is documented

Each visit is done in person, checked inside and out, photographed, and written up. You receive the timestamped, photo-logged report after every visit.

4

Issues flagged & escalated

Anything that needs attention is flagged to you promptly. If you want, EverGuard can coordinate licensed trades to deal with bigger issues and keep you updated while the work is done.

  • Home watch first : lawn, snow, maintenance, and coordination support the same homes
  • Every visit reported in writing, with photos, every time

QUESTIONS

Frequently asked questions

Plain answers to the questions clients ask most often. If yours is not here, it will be covered at intake.

Is this a home inspection?

No. Visits are visual checks for maintenance and occupancy purposes : checking that the home is secure, heated, dry, and in the condition it was left in. They are not a licensed home inspection and not an opinion on a home’s condition, value, or code compliance. If you need a home inspection for a purchase, sale, or insurance application, you need a licensed home inspector.

Do you guarantee my insurance claim will be paid?

No. Documented visits support your compliance with your policy conditions : they give you a dated, photo-logged record that the required checks were done. Your insurer decides claims, based on your policy wording and the circumstances. No home watch service can guarantee a claim outcome.

What areas do you serve?

Strathcona County, Sturgeon County, St. Albert, and Edmonton. EverGuard is based in Sherwood Park, in Strathcona County. If your home is just outside those areas, ask : but coverage is kept to those four areas so visit schedules can be kept reliably.

What is the difference between “unoccupied” and “vacant” for insurance?

Generally, “unoccupied” means the home is furnished and the owner intends to return : for example, a snowbird’s home over winter. “Vacant” means the occupants have moved out with no intention to return : for example, a listing after a move, or an estate home. Insurers treat the two differently, and vacant homes often have narrower coverage. Your own policy definitions govern : confirm your home’s status with your insurer.

See the Insurance & Your Policy section above for the 30-day vacancy point and the 24-hour check point for homes where water stays on for heat.

How often will you check my home?

As often as your policy requires. Many Alberta policies require checks every 48-72 hours during the heating season, and some require every 24 hours where water stays on for boiler or radiant heat. At intake you confirm the frequency from your own policy, and the schedule is set to match it.

What do I receive after each visit?

A timestamped, photo-logged visit report after every visit : what was checked, what was found, and photos from that visit. If something needs attention, it is flagged in the report and followed up with you directly.

Is the senior safety check personal care or medical help?

No. The senior home-safety check is a visual scan of the home itself : tripping hazards, lighting, smoke and CO detectors, and access : with issues flagged to the senior or their family. It is not personal care, not medical care, and not a licensed home inspection.

How is pricing set?

Pricing is set per home and per schedule : it depends on visit frequency, the size of the home, and which services are included (for example, lawn or snow). The core arrangement is a monthly service agreement. Ask for a quote for your home and the schedule your policy requires.
